Grievances

As expressed by homeowners of the Schenley Park community

Vita Trail

The hospital is building a fitness course outside of its fence, with little or no input from the adjacent homes. Against the homeowners wishes. Adding unwanted construction and unwanted additional lighting to the areas around the campus. As well as causing the removal of green spaces that buffer the hospital from the neighborhood. The concrete slabs will cause more flooding.

Street Flooding

As the hospital’s footprint has grown, the construction has caused overdevelopment which then in turn causes flooding in some of the streets adjoining the campus. Rainwater is now causing damage to the homes around the hospital. Also blocking access to the hospital. Specifically, along 6oth Court between SW 33rd Street and SW 30th Street.

Traffic

Along with the growth of the campus, comes more cars and trucks that need to be at the campus. There are cars speeding and running stop signs. There are semi-trailer trucks driving directly through the neighborhood as well as Miami-Dade buses itself on campus. That is in addition to ambulances and fire rescues using residential areas. The hospital’s main entrance is on SW 62nd Avenue.

Noise Nuisance

The added noise that is created by the hospital construction and their lawn maintenance for day-to-day operations. Most complaints are due to working early in the morning or on weekends. Visitors. There is noise from cars, car alarms, music, sirens from emergency vehicles and helicopters. 24/7

Trash

There is always trash around the perimeter of the hospital, along the sidewalks and streets. Recently there has been a rise of trash on homeowner property. This meets a climax on SW 30th Street. There are containers along the sidewalk with food for wild animals.

Lights & Lighting

For decades, the homeowners have complained about the bright lights. The lights are from the car park, signage, and vehicles. Both car lights and emergency vehicles.

Buses

There are Miami-Dade County buses circling the campus and can be seen and heard from the homes

Semi-Trucks

Large 20,000 lbs and 40,000 lbs trucks and construction trucks are using SW 62 Avenue causing damage to the asphalt.

30th Street between 62nd Avenue and 60th court

The hospital is loading and unloading on the county right of way. Trucks are blocking the road. Causing hazardous conditions for traffic, employees, and pedestrians. There are trash containers, pallets, cars, trucks, wild ducks and feral cats being fed. There is no proper loading dock and safe area.

Parking

Trucks and cars parked along the streets. Especially along 62nd Avenue and SW 30th Street.

Sidewalks

The sidewalks along the perimeter of the hospital are damaged from construction and need repair. It is a hazard and a liability.
